For many years the property on Franz-Mehring-Platz has been lying fallow, abandoned and without shelter to the elements, patiently waiting to be fully restored to its former glory – a central living area within the quarter. The objective of this novel development is to replace the existing dilapidated structure with a new apartment building housing modern retail facilities, meaningfully enhancing the entire neighborhood as a result.
A structure with seven full stories will be erected along three residential streets, namely Franz-Mehring-Platz, Rüdersdorfer Straße and Singerstraße.
So as not to generate bothersome parking traffic within the quarter’s bounds, parking units for residents will be situated in an underground car park beneath the building. The ground floor above will be developed into a retail space along with designated customer parking, occupied by one of Germany’s major retailers.
Residents will have the opportunity to dwell in the private green courtyard with inviting play and garden spaces that will be built on the first floor. While various garden themes will be implemented in terms of use and design, the urban garden for instance is meant to encourage interaction between residents of The FRANZ. The greening of the courtyard and roof areas will vastly improve the microclimate of the entire quarter.
The architecture of the building with its varying façade structure mediates between serial tectonic and formal elements of the surrounding building typologies with the idea of traditional modernism and a contemporary design language.




The ground floor is structured differently in order to give Franz-Mehring-Platz a recognizable shape and character as a quarter square. The entrance to the retail shop with a cafe invites all residents to communicate and integrate within the new building.
The new residential units provide a contemporary answer to the individual needs of modern living habits. Different wishes were taken into account and futuristic-oriented
changes will be included. This creates a city module that enriches the further development of the existing city quarters with the most varied of character in today‘s Berlin.
The new emerging project, with its mixed use, will both benefit the quarter and its residents living in the neighborhood, eliminate the existing ruined structure and obviously would also off er a new home for Berliners within the neighborhood.
